Projects & case studies

The systems, in detail.

Six projects across the enterprise, real estate, and my own ventures — each by context, approach, and outcome. Where a result isn't yet quantified, it's described honestly.

01

Enterprise portfolio governance

Context

A $200M+ IT capital portfolio at a large utility, with reporting, accruals, and work orders spread across finance, procurement, and project teams.

Challenge

Accuracy and accountability depended on clean processes and clear governance across teams that didn't naturally share a language.

Approach

Built governance controls and process documentation, supported reconciliation and reporting routines, and led root-cause analysis on issues.

Systems used

ServiceNow, SAP, Power BI, advanced Excel, process documentation.

Stakeholders

Finance, procurement, property accounting, project management, IT, leadership.

Outcome

More consistent, auditable processes and stronger cross-functional decision-making.

02

Real estate market-readiness

Context

A rental property needing renovation and preparation for market.

Challenge

Coordinating renovation, vendors, and advisors on budget and timeline without losing long-term value.

Approach

Created a renovation and market-readiness plan, sequenced the work, and coordinated contractors and professional advisors.

Systems used

Project planning, vendor management, budgeting, checklists.

Stakeholders

Contractors, insurance, legal, financial and real-estate professionals, family LLC.

Outcome

An asset prepared for market and a repeatable playbook for future properties.

03

House of Jyo product system

In development
Context

A founder-led venture creating systems-based digital products.

Challenge

Turning a vision into a coherent product family rather than one-off files.

Approach

Defined a product line, designed each tool as a system, and built a roadmap.

Systems used

Roadmapping, template and dashboard design, AI-assisted creation.

Status

In active development, with early sales at community markets and events.

04

Financial command-center tool

In development
Context

A dashboard to make personal finance feel manageable for busy households.

Challenge

Make budgeting, tracking, and goals clear and calm rather than overwhelming.

Approach

Translated financial-stewardship principles into a structured, user-friendly dashboard.

Systems used

Spreadsheet architecture, dashboard design, UX.

Status

In development as part of the House of Jyo line.

05

AI-powered workflow design

Context

Running a demanding role plus ventures requires real leverage.

Challenge

Move faster without dropping quality.

Approach

Built repeatable AI workflows — prompt frameworks and templates — treating prompting as structured thinking.

Systems used

Prompt frameworks, content and planning workflows.

Outcome

A personal operating system that multiplies output across work and building.

06

Rainier Country brand build

In development
Context

A Pacific Northwest lifestyle brand built from scratch.

Challenge

Establish a distinct identity and a repeatable way to design and sell products.

Approach

Developed brand direction and a build-and-sell process for markets and events.

Systems used

Brand strategy, product design, production and e-commerce setup.

Status

In active development, with early sales at community markets (Wild Hawk Collection).
